Common Mortgage Options for First-Time Home Buyers

We offer a variety of mortgage options to fit your needs. Here’s a glance at some popular programs:

Affordable Programs for Moderate Income Earners

Income qualifications apply, these programs are available for moderate income earners making 80% or less of the Area Median Income. Private Mortgage Insurance (PMI) will apply for down payments under 20%.


ONE+ by Rocket Mortgage, 1% Down Payment: Only a 1% down payment required, with a 2% grant back to you from the lender.  Maximum loan amount of $350,000, other restrictions apply.


HomeReady by Fannie Mae & Home Possible by Freddie Mac: These programs offer favorable rates and require just 3% down payment.

FHA Loans

With only a 3.5% down payment requirement, FHA loans are a great option for those looking to minimize their upfront costs with competitive rates and wider credit considerations. With FHA loans a Mortgage Insurance Premium (MIP) will apply.

VA Loans

For veterans and surviving spouses of fallen service members, VA loans offer the benefit of no required down payment. A funding fee applies unless waived by the VA for a qualifying disability rating. VA Loans do not require mortgage insurance which can be a significant monthly savings.

Conventional Loans
